Joining Arada means becoming part of a collaborative, ambitious and forward-thinking team dedicated to delivering excellence across every aspect of our business.

Role Purpose:

The Facilities Executive is accountable for the operational performance of the Amenities in Madar, Aljada Discovery Centre and its surrounding amenities. The role directs the FM service provider so that building services, civil infrastructure, water features, play and skate facilities, and daily housekeeping are safe, compliant, reliable, and maintained to the highest standards expected by visitors and the community.

Key Responsibilities:

  1. FM service provider management. Direct and performance-manage the FM service provider under the contract: mobilization and operational plans, planned and reactive schedules, manpower and skills, SLA and KPI monitoring, monthly performance reviews, service credits, and corrective action plans. Approve method statements, permits to work, and variations. Track operating budgets, control costs, and keep CAFM data current.

  2. Housekeeping to the highest standard. Direct day-to-day housekeeping against approved cleaning specifications and frequencies: high-touch point disinfection, restroom hygiene audits, waste and recycling management, pest control, and consumables stock. Run regular independent cleaning audits and track every finding to closure.

  3. Chillers and chilled water systems. Ensure the central plant (chillers, primary and secondary pumps, air handling units, chilled water distribution, and metering) runs safely, efficiently, and reliably. Approve planned maintenance, review plant logs and efficiency (kW/TR, delta-T), plan seasonal start-up and shutdown, and manage repairs and OEM warranties.

  4. Building Management System (BMS). Oversee BMS / Home automation operation, alarm management and response, control schedules, setpoints, and trend analysis. Ensure the BMS reflects as-built drawings, user access is controlled, and energy-saving strategies are implemented and reviewed.

  5. MEP and life-safety systems. Oversee electrical systems (LV, generators, UPS, lighting), HVAC, plumbing and drainage, fire protection and fire alarm systems, and lifts and escalators. Ensure statutory inspections and certifications are current and that all defects are tracked to closure.

  6. Civil, structural and external assets. Ensure the building fabric, roofs, façades, roads, car parks, pavements, boundary walls, landscaping, irrigation, and drainage and stormwater networks are maintained and defects are rectified promptly. Coordinate with Aljada Infrastructure on shared assets and flood-prevention measures.

  7. Water features. Oversee fountains, water bodies, and related pumps, filtration, chemical dosing, and recirculation. Ensure water quality meets the approved standard, with regular testing and records for legionella and microbiological control, and safe operating procedures.

  8. Kids play area and skate park. Ensure daily safety inspections, documented weekly and monthly checks, and equipment certification against applicable standards (e.g., EN 1176 and EN 1177 for play equipment and surfacing; EN 14974 for skate facilities). Enforce immediate isolation of any unsafe equipment, signage, and supervision requirements.

  9. Other amenities and visitor experience. Ensure seating, restrooms, lighting, signage, event spaces, and other amenities are operational, safe, and accessible. Provide FM readiness for events and bookings and resolve visitor and community complaints within agreed timelines.

  10. Health, safety, environment and emergency preparedness. Implement the company QHSE (IMS) policies. Lead risk assessments, toolbox talks, incident investigation, and reporting. Maintain emergency response and evacuation plans with regular drills, and enforce contractor competence, induction, and permit-to-work compliance.

What you'll bring:

Qualifications:

1.Bachelor’s degree or Diploma in mechanical or electrical engineering (building services preferred)

2.Professional membership (e.g., CIBSE, ASHRAE, IFMA, or RICS) is desirable. NEBOSH or equivalent health and safety qualifications are desirable.
