Projects Contract Manager

Job Description

• Job Purpose:
  Manage the contract lifecycle for mixed-use development projects, from defining project contract requirements through contract administration and closeout. Coordinate with project teams, Legal, Finance, Procurement, consultants, and contractors to support clear contract terms, manage contractual risks, and help deliver projects in line with approved scope, budget, and schedule.

• Duties and Responsibilities:

  1. Develop contract management plans for assigned mixed-use projects, defining contract packages, key obligations, milestones, and administration requirements.
  2. Coordinate with project teams to define project scope, deliverables, technical requirements, and contract inputs for consultant and contractor packages.
  3. Coordinate with the Procurement Department on sourcing and tender processes, providing project and contract requirements while respecting the department’s ownership of procurement activities.
  4. Review draft contracts and related documents with Legal, Finance, Procurement, and project stakeholders, and coordinate comments and recommendations.
  5. Administer executed contracts, monitor contractual obligations, key dates, deliverables, notices, and required submissions, and maintain complete contract records.
  6. Review and track contractor and consultant variations, claims, extensions of time, and other contractual matters, and provide recommendations to the authorized decision-makers.
  7. Monitor contract compliance and identify commercial or contractual risks, referring matters requiring legal advice or approval to the relevant authorized parties.
  8. Prepare contract status reports covering obligations, changes, claims, risks, and upcoming milestones for project management review.
  9. Coordinate with Finance and project teams on contract payment terms, supporting documentation, and alignment of payment applications with contract requirements.
  10. Coordinate contract closeout, including completion records, final account documentation, outstanding obligations, and lessons learned.
